Requirements To Be A Cooperating Broker/Realtor
Cooperating Brokerage is encouraged with licensed Real Estate Brokers/Realtors. A commission of up to three percent (3%) of the Real Estate Commission due from the Seller, will be paid by Choice Auctions, to a cooperating Broker/Realtor who registers the successful Bidder on the Choice Auctions', Broker/Realtor Participation Agreement and who closes on the Property per the terms of the Purchase Contract.
The Broker/Realtor must register their client by mail or fax 48 hours prior to the auction, and the registration must be on the Choice Auctions’ Broker/ Realtor Participation Agreement form. The form must be completely filled out and signed by the Broker/Realtor. In the event a client is registered by more than one Broker/Realtor, the Broker/Realtor who files the first complete registration form shall be considered the Procuring Broker/Realtor. There will be NO VERBAL registrations accepted. In the event the Client has already been in contact with a representative of the Choice Auctions in regards to this Auction, or is on our Client mailing list, or has received a brochure and terms from Choice Auctions, or representative, no registration can be accepted.
The only time the home will be shown are on preset PREVIEW TIMES and Broker/Realtor or a representative of that brokerage must attend with Client.
The Broker/Realtor or representative of that brokerage must attend the Auction with the Client, and furnish a completed Agency Disclosure Form, showing Broker/Realtor relationship with Client. The Client must fill out in its entirety and sign 1) Bidder Registration Card and 2) an Opening Bid form, no later than fifteen (15) minutes prior to the commencement of the Auction.
There can be NO EXCEPTIONS to this procedure and no Broker/Realtor registrations can be accepted at the Auction Site.
