      This section is dedicated to informing Real Estate Brokers about the many opportunites to earn profits through Auctions. Thousands of real estate professionals are earning millions using the Auction Method of selling real estate through affiliations with knowledgeable firms such as Choice Auctions. Auctions are the accelerated marketing method that will prove to be a profitable niche for real estate brokers and agents.

Buyer Broker Participation Terms
A commission* will be paid to the licensed real estate broker who meets the terms below and whose registered buyer pays for and closes title to the property. 

1. Submit Buyer Broker Registrations at least 48 hours prior to the auction.
2. Accompany and sign-in with your client at any inspection of the property.
3. Registrations must be signed by both the prospective buyer and the broker. 
4. Attend the auction with the prospect.

TO QUALIFY, BUYER BROKER MUST:

Register prospective buyers for specific properties, prior to any inspection/showing of the property by the buyer.
* No broker will be recognized on a prospect who has previously contacted Seller or Choice Auctions LLC, or has been previously contacted by Seller or Choice Auctions LLC. No commission will be paid to any broker acting as a principal in the purchase of the property. An affidavit stating that neither broker, nor any of his employees or agents, nor any member of his immediate family is a principal, will be required. Commissions will be paid by seller only upon closing. A complete registration file on all prospects will be maintained. All registrations accepted by Choice Auctions LLC. will be acknowledged via e-mail or fax and in writing at the auction registration desk. There can be NO EXCEPTIONS to this procedure and no oral registrations will be accepted.

 Requirements To Be A Cooperating Broker/Realtor

 

Cooperating Brokerage is encouraged with licensed Real Estate Brokers/Realtors. A commission of up to three percent (3%) of the Real Estate Commission due from the Seller, will be paid by Choice Auctions, to a cooperating Broker/Realtor who registers the successful Bidder on the Choice Auctions', Broker/Realtor Participation Agreement and who closes on the Property per the terms of the Purchase Contract.

 

The Broker/Realtor must register their client by mail or fax 48 hours prior to the auction, and the registration must be on the Choice Auctions’ Broker/ Realtor Participation Agreement form. The form must be completely filled out and signed by the Broker/Realtor. In the event a client is registered by more than one Broker/Realtor, the Broker/Realtor who files the first complete registration form shall be considered the Procuring Broker/Realtor. There will be NO VERBAL registrations accepted. In the event the Client has already been in contact with a representative of the Choice Auctions in regards to this Auction, or is on our Client mailing list, or has received a brochure and terms from Choice Auctions, or representative, no registration can be accepted.

 

The only time the home will be shown are on preset PREVIEW TIMES and Broker/Realtor or a representative of that brokerage must attend with Client.

 

The Broker/Realtor or representative of that brokerage must attend the Auction with the Client, and furnish a completed Agency Disclosure Form, showing Broker/Realtor relationship with Client. The Client must fill out in its entirety and sign 1) Bidder Registration Card and 2) an Opening Bid form, no later than fifteen (15) minutes prior to the commencement of the Auction.

 

There can be NO EXCEPTIONS to this procedure and no Broker/Realtor registrations can be accepted at the Auction Site.
